Marketing your home

Airbnb, Booking.com, VRBO and Google Travel drive the majority of bookings in the market compared to those direct through holiday let agencies, so we have direct partnerships with them all. We also have unique access to data on their bookings across Cornwall, so really know what’s going on and how best and when to optimise the marketing and pricing of your home. We treat each home as a business in its own right, set it sales targets, and monitor the progress to ensure it performs to its max.

When it comes to presenting your home, you’ll see from our photography and descriptions, we don’t do ‘standard’. Our listings stand above and are heavily search engine optimised too, to ensure we capture and inspire those all important guests.

We’re here to give guests a wonderful pre and in stay experience. Our communications are infused with passion and always warm and inviting. We’ll whisper local secrets, entice with tips on wonderful experiences nearby, and recommend our favourite scenic walks and eateries. We’ll leave guests with memories that last a lifetime and a longing to return. And we’re always on hand to help with any unexpected surprises.

Full management

We take care of marketing, bookings, guest communication, changeovers, maintenance (including out of hours, of course) and legal obligations, so we’ll work out which of these you need and tailor our services to you.

We’re obsessively focussed on occupancy rates and maximising your bookings, so we review these constantly. This is how we ensure our own properties outperform the market, and as a result, one of the big pushes to starting Secret Lux.

Our platform has access to all of Airbnb’s live bookings in Cornwall, so we know exactly what is going on in the market and how to keep your home on top. This also powers our dynamic pricing to react to the market and maximise income.

Airbnb, VRBO, Booking.com and Google Travel drive the vast majority of online guests to bookings in the holiday home market, so we work directly with them all to ensure your home has the most exposure and the highest occupancy possible.

Protecting you

Airbnb guest reviews allow us to decide if guests are suitable for your home, and AirCover included with every booking, provides over £3 million owner damage protection and liability insurance, should accidents happen.

We know how to get all eyes on your property. We organise exemplary photoshoots that tell a story about your home to get guests excited, and no samey descriptions here. We write five star stories with love and passion.

Andrew has run a successful Cornish residential lettings agency with a caring team and loyal network of trades to ensure any maintenance or unexpected issues are dealt with speedily. Nic has led businesses in travel marketing technology, helping clients including Google, TUI and Easyjet, so he’s always keeping us focused on leveraging the very latest technology to maximise bookings.

Pricing

We work on a commission per booking model, with payments made to you soon after we receive them.

A few common questions

I like the sound of Secret Lux but I’m tied into a notice period with another agency. Can you help?

We can indeed! Get in touch and we’ll explain how you can move to us without breaking contractual agreements or being out of pocket for any early exit fees.

Does Secret Lux handle all guest communication?

We do. From the moment they get in touch, we’re here to quickly answer any questions about your home, the local area and what’s on when they’re visiting.

We’ll be in contact with them leading up to their arrival to whisper local secrets, recommend our favourite scenic walks and eateries, and give them tips on wonderful experiences nearby.

Then we’ll make sure they have settled in well and will be on hand during their stay to ensure they have a wonderful holiday.

Does Secret Lux look after cleaning and maintenance?

Yes, we have a network of trusted housekeepers, cleaners and loyal trades. We liaise with them on on your behalf, organise everything and pay their invoices. These (pre-agreed) costs are then deducted from your owner payments.

If you prefer to take care of this yourself, then we’ll liaise with you or your property management company.

What happens if a guest has a problem out of hours?

We have an out or hours call out service, so if it’s urgent, it’ll get taken care of.

How do I organise my own stays?

We’ll give you access to an online owner login from your phone or laptop so you can block off dates when you’re planning a visit. Or of course you can just ask us to do it for you.

When do I get paid?

We make our owner payments monthly by bank transfer ensuring you get paid soon after we receive payments.
