What is the difference between Airbnb co-hosting and a traditional holiday let agency?

A traditional holiday let agency takes control of your listing and manages it on their own platforms. There are often restrictions on when you can stay in your own property and contract tie ins and financial penalties to stop you leaving before the contract minimum term. Fees tend to be 20-22% + VAT, bringing those to 24-26.4%.

Airbnb co-hosting has a similar level of service, but from a local expert within a smaller business that genuinely cares about you and your home, unlike the larger agencies where you can easily become ‘another number’. You’ll have a mobile number you can use at any time and can reach us on WhatsApp too. With your Airbnb listing shared, uou can see every booking, every message and every payment in real time (if you want to).

How does Airbnb co-hosting payment work?

Airbnb pays you directly the day after your guest checks in. Our 15% co-host fee is deducted from that payment at source, so you do not need any additional payment arrangements.

Can I still block dates for my own use?

Yes. You can block dates directly in your Airbnb calendar whenever you want to use the property, or we can do this for you. Your personal stays always take priority and there is no restriction on how many nights you block.

What areas of Cornwall do you co-host in?

We co-host across Cornwall — with particular depth around the Fal estuary, Falmouth, Truro, the Roseland, St Mawes, Portscatho, Marazion, Mousehole, St Ives and the wider west Cornwall coast. We are Cornwall-only specialists.

Do you co-host on VRBO or other platforms as well as Airbnb?

We specialise exclusively in Airbnb. Rather than spreading our attention across multiple platforms, we have gone deep on one — understanding the algorithm, the pricing mechanics, the review system and the guest psychology that Airbnb rewards. Our Superhost status and 4.9/5 rating reflects that depth of focus.

Does a co-host handle all guest communication?

We do. From the moment they get in touch, we’re here to quickly answer any questions about your home, the local area and what’s on when they’re visiting.

We’ll be in contact with them leading up to their arrival to whisper local secrets, recommend our favourite scenic walks and eateries, and give them tips on wonderful experiences nearby.

Then we’ll make sure they have settled in well and will be on hand during their stay to ensure they have a wonderful holiday.

Do co-hosts look after cleaning and maintenance?

Yes. We have a network of trusted housekeepers, cleaners and maintenance teams. We inform them of all bookings on your behalf, but leave you to pay their invoices to avoid those unwanted agency mark up fees.
